Manor on the Green is Whitmore’s most recent ground-up multifamily development, located in a premier infill site within the New Town area of Williamsburg, Virginia. The site had been entitled and held for several years for a planned boutique hotel development. Whitmore acquired the property with certain infrastructure already in place, allowing for an efficient development and construction timeline.
The fully elevator-served, 106-unit community features a curated mix of studio, one-, and two-bedroom apartment homes, including two-bedroom carriage homes with private garages. Residences are designed with contemporary finishes, including granite countertops, stainless steel appliances, high ceilings, and expansive windows that enhance natural light and resident comfort.
The community is supported by a comprehensive amenity package that includes a state-of-the-art fitness center, resort-style swimming pool, rooftop sky lounge, outdoor dining areas, community lounge spaces with billiards, a coffee bar, and controlled-access entry. These features position the property at the top of the Williamsburg multifamily market and support premium rental rates.
Development occurred within an established neighborhood, requiring thoughtful coordination with adjacent residents and stakeholders. While community engagement presented certain challenges, including opposition to site modifications, these issues were successfully managed without impact to the project’s schedule, budget, or design integrity.
The project also faced unforeseen municipal challenges when water fees were materially increased mid-construction without prior public notice. Whitmore pursued legal remedies, ultimately reaching a settlement. Despite this disruption, the development was delivered on time and on budget.
Manor on the Green achieved full lease-up by the second quarter of 2025, with leasing velocity exceeding expectations. Initial demand was driven primarily by older adult residents. As natural turnover occurs, management expects to capture additional demand from graduate students at the College of William & Mary and young professionals, supporting continued rent growth.
The property leased at record pace and achieved record rental rates for the submarket. Manor on the Green has met or exceeded all projected yield metrics from the earliest stabilization period and serves as a clear example of disciplined infill development execution and value creation.
